Facilities management

Taking into account the planning and cost of actually building a skyscraper, the architects, skilled tradesmen, the materials, and the time, it really would be an absolute tragedy if the building was not cared for properly through effective facilities management!

For any building of a substantial size, there will ordinarily be a Facilities Manager on site who will deal with any maintenance issues that might occur. This will be from everyday works (like having the floors cleaned) to once a year works (like having Christmas decorations put up). The Facilities Manager will also deal with other tasks such as if there are any internal or external works to be carried out. The responsibilities of a Facilities Manager may include but are certainly not restricted to:

  • Procurement
  • Building maintenance
  • Grounds maintenance
  • Catering (including vending)
  • Health and safety
  • Cleaning (interior and exterior)
  • Utilities
  • Communications structure (telephone networks, wi-fi connections etc)

Whenever there is an issue regarding any of the above then the Facilities Manager will be the person who is sent for or contacted.

As some of the works that an F.M. has to arrange can be hazardous and potentially dangerous/fatal, they will always choose a company that has very strict, up to date safety procedures. For example, when the F.M. of a building is tendering out a window cleaning contract, they are highly unlikely to offer it to the same person who is cleaning their toilet facilities. What the F.M. will be looking for apart from a competitive price is a proven Health and Safety record. In addition they will require the testing of any apparatus installed in order to make the cleaning possible.
